Starbase / Boca Chica

At the end of State Highway 4, where the Rio Grande meets the Gulf, SpaceX builds and launches Starship. The launch site now sits inside its own city, Starbase, and investors look for housing demand in the towns within driving distance: Brownsville, Port Isabel and the island.

Overview

Housing demand from SpaceX’s launch site at the tip of Texas.

SpaceX broke ground at Boca Chica in 2014, flew the first integrated Starship test in 2023, and in 2025 the FAA cleared up to 25 Starship launches a year from the site. The same year, residents voted to incorporate the area as the City of Starbase. Starbase is small and borders Boca Chica State Park; for most investors the opportunity is housing and land in the communities that serve it.

The story of the area

What drives demand here.

  1. 01

A launch site at the end of the road

Boca Chica is a strip of beach and tidal flats east of Brownsville, reached by State Highway 4. SpaceX’s factory and launch pads and the new city share it with Boca Chica State Park. Beach access closes during launches, so the area keeps a different rhythm from the rest of the county.

  2. 02

A company town becomes a city

Voters approved incorporation 212–6 in May 2025, and the county certified the result on May 20. Local reporting has since covered the city’s push for more say over beach closures and, in 2026, a proposal to annex about 7,100 acres around it. Rules near the launch site may keep changing, so confirm the current situation before any offer.
