Brownsville

Across the Rio Grande from Matamoros, Brownsville is where most of the area’s homes, jobs and services are. For investors from Mexico it is also the easiest place to visit, manage and get to know.

Overview

The border city: bridges, UTRGV and the widest choice of homes and rentals.

Brownsville is the county seat and largest city of Cameron County, and it faces Matamoros across the river. Three international bridges in the city carry cars and pedestrians, a fourth carries freight trains, and the UTRGV campus sits next to downtown. That makes it the base for most investors: long-term rentals, family homes and small commercial properties, with the port minutes away and Starbase farther east.

The story of the area

What drives demand here.

  1. 01

    The border city

Brownsville and Matamoros grew up facing each other across the river, and daily life still crosses the bridges: family, school, shopping, work and trade. For a buyer from Mexico that closeness is practical: you can visit a property, meet the property manager and be home the same day.

  2. 02

    Where people rent

As the largest city in the area, Brownsville has the widest choice of single-family homes, duplexes and small multifamily, from older central neighborhoods to newer subdivisions. Tenants include local families, students and people who work at the port, the hospitals and area projects.

  3. 03

    What investors look at here

Duplexes and small multifamily for long-term rentals; single-family homes in established neighborhoods; small retail and office space on the main corridors. Check the flood zone, the property tax bill and the age of the roof and air conditioning before you decide.

Questions

About Brownsville.

Which bridge is best when I come from Matamoros?

It depends on where you are going and the time of day. Gateway and B&M lead into downtown Brownsville; Veterans (Los Tomates) handles the area’s commercial traffic and is closer to the east side. Check current wait times with U.S. Customs and Border Protection before you cross.

Are property taxes high in Brownsville?

Texas has no state income tax, and local governments and school districts rely on property taxes, so the yearly bill is often higher than buyers from Mexico expect. Each listing shows the annual tax when the MLS provides it, and the calculator includes it.
