South Padre Island

A beach town on a barrier island, reached by a single causeway from Port Isabel. Tourism drives demand: spring break, families and winter visitors.

Overview

Gulf-front vacation rentals on the island; year-round living in Port Isabel.

The Town of South Padre Island sits at the southern tip of Padre Island, across the Laguna Madre from Port Isabel. The Queen Isabella Causeway, built in 1974, is the only road to the island. For investors the island means vacation rentals with seasonal income and their own rules; Port Isabel, on the mainland side, adds year-round homes, marinas and its historic lighthouse.

The story of the area

What drives demand here.

  1. 01

    The beach economy

Tourism is the island’s main industry. Demand rises and falls with the seasons (spring break, summer vacations, winter visitors), so a vacation rental’s income depends on the calendar, the building and how it is managed.

  2. 02

    Short-term rental rules

The City of South Padre Island treats stays of fewer than 30 consecutive days as short-term rentals. Owners register each unit, show the permit number in their listings and collect and report hotel occupancy tax. Condo associations can add their own limits, and rules change, so confirm the current ordinance and the building’s bylaws before you make an offer.

  3. 03

    Port Isabel, across the causeway

Port Isabel sits on the mainland at the foot of the causeway, around its 1852 lighthouse and waterfront. Investors compare it with the island for long-term rentals, for homes they plan to use themselves, and for properties away from the beachfront.

  4. 04

    Insurance and storms

Coastal property needs windstorm coverage, and on the Texas coast that often means TWIA, the state’s insurer of last resort for wind and hail. Flood insurance is separate. Get quotes before you make an offer: premiums can change a rental’s numbers.

Questions

About South Padre Island.

Can I rent my condo by the night on South Padre Island?

Often yes, but you must register the unit with the city, collect hotel occupancy tax and follow your condo association’s rules, and some buildings limit rentals. Ask Ricardo for each building’s rental rules before you make an offer.

Do I need windstorm insurance?

Lenders on the coast usually require it, and Cameron County is in TWIA’s coverage area. Ask for quotes early: wind, flood and liability are separate costs.

Is Port Isabel part of South Padre Island?

No. Port Isabel is a separate city on the mainland, at the foot of the causeway. Both are in Cameron County.
